Senior Leasing Executive

Job Description
Purpose

The role requires broad knowledge and understanding of the retail scene including but not limited to retail trend, market demand, and contract negotiation. You will be working with prospective tenants on available properties to lease, answering questions about the property, conducting negotiation on the lease terms, and ensure complete closure of each deal without much supervision. From time to time, you will act as a mentor for the leasing team. You should be able to handle communication with landlord when required.

Main Accountabilities

  • Market retail properties using the available and recommended platforms to reach out to potential customers. Platforms may include; social media, websites, online portals, cold calling, emails, and meetings;
  • Ensure that the set target is achieved;
  • Apply proactive marketing strategies to achieve high leasing performance using the department’s budget and platform or developer’s budget;
  • Coordinate and involve in all leasing stages including:

                   o Answer and keep accurate record of all inbound enquiries;

o Qualify prospective tenants according to the tenant mix and concept of the project;

o Respond to inbound enquiries in a timely manner;

o Carry out inspections with prospective tenants;

o Liaise with tenants and landlord to answer questions about the properties/units

o Assist in negotiations between tenants and landlords;

o Coordinate, prepare and follow through leasing proposal, documents, and required payment process until the deal is sealed;

  • Keep accurate record of meetings, deal stages and client’s contact;
  • Identify, develop and maintain real estate industry contacts at the company’s events, social events in order to create market awareness and presence;
  • Propose, prepare and verify all marketing collaterals in relations to the retail projects/properties;
  • Provide regular reports in relation to the leasing activities by projects to the landlord as required;
  • Support with data for internal management report in regards to leasing activities and performance to management;
  • Keep regular contact with existing and prospective tenants to demonstrate and explain the retail projects or properties;
  • Provide support to the junior leasing staff;
  • Adhere to the company’s compliance policies and procedures;
  • Maintain excellent customer service to internal and external clients;
  • Other duties as assigned by Management team.

Position requirements

Education

  • Bachelor Degree in Business Administration, Banking or business related field

Knowledge

  • Excellent level of skill with Microsoft Word, Excel and PowerPoint;
  • Impeccable verbal and written communicate in English & Khmer, both verbally and in writing; Chinese language skills would be an advantage;
  • Be highly process oriented with high level of attention to detail, accuracy and efficiency
  • Outgoing, patience, persistent and self-motivated with a positive attitude;
  • Hard working, patience, proactive, and result-driven
  • Able to perform multi-tasking with strong time management
  • Able to work well as part of a team;

Experience

  • At least two years’ work experiences in Sales/Marketing position or be able to demonstrate these qualities;
  • Experience in retail leasing or real estate related services

 

Assistant Leasing Manager

Job Description

Purpose

Assistant Leasing Manager is hands-on with all retail leasing activities in accordance with department strategies and standards. The main function as a Senior Leasing Executive is to manage the leasing team and ensure that each unit of the retail project could be leased in a timely manner following the right procedure from introduction to negotiation, lease review, lease signing, lease deposit, and appropriate filing stage. You are expected to lead the leasing team under your assigned project through proper working allocation and support for them to perform their day-to-day duties. You will also have to serve as main point of contact with the landlord through regular meetings and other communication.

Principal Accountabilities

  • Responsible for retail leasing performance/occupancy of your assigned retail project while maintaining competitive lease agreements with tenants;
  • Oversee the leasing process and completion of all necessary paperwork;
  • Apply proactive marketing strategies to achieve high leasing performance using the department’s budget and platform or developer’s budget;
  • Manage and follow-through all leasing activities’ stages to ensure they can be successful;
  • Act as a main point of contact with the landlord and provide sound recommendation and solution to any problems as to achieve leasing deal;
  • Input and review accurate record of meetings, deal stages and client’s contact of your own as well as the team;
  • Identify, develop and maintain real estate industry contacts at the company’s events, social events in order to create market awareness and presence;
  • Analyze and shortlist prospective tenants according to the tenant mix and concept of the project;
  • Suggest and prepare marketing strategies to adhere to the department’s budget;
  • Responsible for internal management report in regards to leasing activities and performance to management;
  • Responsible for leasing budget including rent, timeline and type of tenants of our retail projects;
  • Assist in making an accurate retail forecast and ensure it is achieved by all level;
  • Assist in preparation of pitching document/proposal and able to make impressive pitch to win projects;
  • Responsible for accurate and regular project status update for reporting to landlord and the management in a timely manner;
  • Build and monitor close relation with current and prospective clients to update about retail market, properties and company’s services;
  • Provide support to the subordinates;
  • Adhere to the company’s compliance policies and procedures;
  • Maintain excellent customer service to internal and external clients;
  • Monitor retail trend, vacancy, rent and competition in the market;
  • Other duties as assigned by Management team.

Position requirements

Education

  • Master’s Degree in Business Administration, or business related field or
  • Bachelor Degree in Business Administration, Banking or business related field

This is a leasing role in the retail service covering CBRE Cambodia’s retail projects as assigned by the Business Line Leader. Your duty is to ensure that each unit of our retail projects could be leased in a timely manner following the leasing procedure and project’s concept. You will be working with prospective tenants on available properties to lease, answering questions about the property, conducting negotiation on the lease terms, and ensure a complete closure of each deal. You will also have to demonstrate ability to communicate and negotiate commercial terms with prospective tenants.

Principal Accountabilities

  • Market retail properties using the available and recommended platforms to reach out to potential customers. Platforms may include; social media, websites, online portals, cold calling, emails, and meetings;
  • Ensure that the set target is achieved;
  • Implement leasing strategies to be in line with the management or project direction;
  • Adhere to the strategies and procedures that have been devised for the project;

o Qualify and respond to inbound enquiries in a timely manner;

o Carry out inspections with prospective tenants;

  • Provide regular project status update and report to landlord and the management;
  • Identify, develop and maintain real estate industry contacts at the company’s events, social events in order to create market awareness and presence;
  • Offer a high level of customer service;
  • Other duties as assigned by Supervisor and Management team.
