Job Title:  Operations Officer

Business Unit: Asset Services, CBRE Cambodia, Phnom Penh

Report to: Property Manager

Effective Date: March 2017

Salary: $250 up

REQUIREMENTS & QUALIFICATIONS

  1. Male or female, minimum 21 years old
  2. Bachelor’s degree in any related field
  3. Minimum 1 years’ work experience, property related work experience preferential
  4. Good appearance and personal presentation
  5. Service-orientated
  6. Good English communication both in verbal and written
  7. Good computer skill – Able to use Excel and Word to a high standard

SUMMARY

The Operations Officer responsibilities are:

  1. To maintain relations and communication with all lessees at the property you are assigned to.
  2. To provide administration services and support to the Property Manager and Assistant Property Manager when required.
  3. To provide reports on the property condition from visual inspection.
  4. To assist the Property Manager in preparing and producing a variety of reports.
  5. To carry out any other duties as assigned by the Management.

ESSENTIAL DUTIES & RESPONSIBILITIES

  1. Ensure all lessees, contractors and building users are provided with the information and guides required.
  2. Regularly visit the lessees in their space to update them regarding any on-going building work; to receive comments, suggestions or complaints.
  3. To monitor and review the operation of all term service sub-contractors such as cleaning, security, pest control, landscape and lift contractors, as well as to ensure that those services are performed satisfactorily as agreed to in the contract and at the costs quoted.
  4. To ensure the smooth daily operation of the building such as car park, vehicular and pedestrian access and security etc.
  5. Follow up on any comments, suggestions or complaints until the matter is resolved.
  6. Ensure tenancy fit-out runs smoothly, maintain contact with the lessee to ensure they have all information and assistance they require.
  7. Carry out regular building inspections and view from the client perspective. Report any issues or abnormalities to the Property Manager with a recommendation for improvement.
  8. Carry out any other ad hoc duties as assigned by the Property Manager or the Management.
  9. Be on call 24 hours in case of emergencies.

Job title: Leasing Executive for Retail, Office and Residential

Job Descriptions:      

  1. Market research and competitor analysis
  2. Maintain market database

Job Requirements:

  1. Male or Female 22 to 30 years old

  5. Outgoing and self-motivated with a positive attitude
  6. Minimum of a College education and a willingness to accept further training when provided

Job Title: Technical Supervisor / Manager

Business Unit: Asset Services, CBRE Cambodia, Phnom Penh

Report to: Head of Property Management, Asset Services

Start Date: As soon as possible

REQUIREMENTS & QUALIFICATIONS

  1. Male or female, minimum 28 years old
  2. 2 – 5 years’ experience, education, training, qualification within a technical field such as Mechanical, Electrical, Engineering
  3. 3-5 years’ experience working with equipment relevant to properties
  4. Strong organizational and leadership skills
  5. Good at problems solving and flexible
  6. Good English communication both verbal and written
  7. Good computer skills
  8. Good reporting and order processing skills

SUMMARY

The Technical Supervisor / Manager responsibilities are:

  1. To provide day-to-day technical management of the site and ensure that the company’s reputation as a high-quality service provider is maintained and enhanced.
  2. To supervise and monitor technical staff for efficient running of the property, and compliance with the rules and policies.
  3. To ensure that all operating procedures for the property run efficiently, including security, fire safety, emergencies and evacuation procedures, plumbing work, access control, CCTV, parking system, security, cleaning and operated to the highest standards and comply with all statutory requirements.
  4. To support the property management office and follow-up on any outstanding technical issues relating to tenants facilities or operation disruption and working closely with contractors/suppliers to make sure that the issues is solved on timely manner,
  5. To identify problem areas at the property and recommend improvement plans to maximize the efficiency of site management.
  6. To maintain good public relations with clients, owners and tenants of the property.
  7. Carry out any other duties as assigned by the Property Manager or the client.
  8. Supervise on-site technicians.
  9. Purchase order, record and manage inventory for any equipment or materials required for the effective management of the property.
  10. Lead sub-contractor set-up, tender, renewal process to ensure effective sub-contractor agreements exist for the safe and effective management of the property
  11. To identify problem, process, procedure and areas in the site and recommend improvement plans to maximize the efficiency of site management,
  12. Co-ordinate with all the contractors for major repair and maintenance of all equipment in order to minimize inconvenience caused to building occupants and tenants.
  13. Monitor tenant fit-out works, reinstatement works and ensure the work complies with both the landlord and statutory requirements.
  14. Carry out any other duties as assigned by the Property Manager or the client.

ESSENTIAL DUTIES & RESPONSIBILITIES

  1. To monitor, control and organize all on-site staff and to be responsible for the actions of such staff in addition to ensuring that staff rosters and all holidays are adequately covered.
  2. To regularly inspect the property.
  3. To liaise with the M&E technicians regularly to ensure sufficient service staff is maintained at all times.
  4. To monitor and control Purchase Order (PO), Work Orders (WO) and Purchase Requisition Forms (PR) generated in respect of the technical management of the property and monitor on cost and expenditure for repair and maintenance.
  5. To be available on call 24 hours a day in case of an emergency incident.

 

Job Title: Assistant Property Manager – Operations

Report to: Property Manager

 REQUIREMENTS & QUALIFICATIONS

  1. Male or female, minimum 25 years old
  2. Bachelor’s degree in any related field
  3. Minimum 3 years’ work experience, property related work experience preferential
  4. Good appearance and personal presentation
  5. Strong organizational and leadership skills

  7. Good Microsoft Word and Excel skills

  2. Bachelor’s degree Of IT;
  3. Minimum 1 years’ work experience of IT;
  4. Good English communication both in verbal and written;

  6. Demonstrated ability to work with and across different teams;

ESSENTIAL DUTIES & RESPONSIBILITIES

  1. Daily computer maintenance and user support;
  2. Constantly check network and internet connection;
  3. Setup and configure email with outlook;
  4. Manage and maintenance website;
  5. Maintenance printer, scanners, and network system;
  6. Schedule antivirus & server definition update and secure critical data;
  7. Arrange projector and other related IT equipments for meeting;
  8. Basic design software Adobe Illustrator & Adobe Photoshop is advantage;
  9. Other tasks as assigned by Supervisor;
